Businesses face many challenges when they convert from their existing software system to a completely different one. When the business has different facilities in different cities, the challenge becomes even greater.
American Self Storage recently faced – and overcame – those challenges. They have converted their legacy management software to the Self Storage Manager. That software system is now live in all of their facilities, which are located in California, Nevada, and Arizona.

The Southern California firm, AC Self Storage is expanding with a well-controlled plan. They have several criteria that they use as a standard for purchasing facilities. The property should have between 60,000 to 120,000 net rentable square feet. They should be primarily in the Sun Belt markets and have a strong demographic. The occupancy rate should be 80% or greater and they should be in top physical condition.

Championed by the Nevada Self Storage Association (NVSSA) with financial support from the national Self Storage Association (SSA), Nevada Senate Bill 150 (SB 150). that revises state-wide self storage lien laws was signed into law by Gov. Brian Sandoval on June 13. The lien law, which improves the state’s lien laws and limits operators’ liability regarding protected property, goes into effect on Oct. 1.

The Self Storage Association’s (SSA) aggressive efforts to update archaic lien laws throughout the country is slowly paying off. The latest victory is Senate Bill 1394 (SB 1394) that will modernize the Illinois Self Service Storage Facility Act. It has passed both houses and currently awaits the signature of Illinois Governor Pat Quinn.

Two states, Florida and Nevada, are making steady progress with self storage lien law legislation as other states are gearing up for or finalizing bills. Illinois and Tennessee all have lien law legislation in progress and just last week, Colorado Governor John Hickenlooper signed into law Senate Bill 11-039, which includes improvements to the state’s lien law for self storage operators.

As changes to lien laws sweep across the country for the self storage industry, Colorado is the latest state to enact changes to streamline the legal process. Last week, Colorado Governor John Hickenlooper signed into law Senate Bill 11-039, “A Bill for an Act Concerning the Consequences of Default in Payments Due for Storage of Personal Property in a Self-Storage Facility” which improves the state’s lien laws for self storage operators.

Illinois lien law legislation is making headway in congress despite opposition from the Press Association whose newspapers would lose revenue if the changes are passed. Introduced to the Illinois 97th General Assembly in February, the lien law was passed through the Commerce Committee and now moves to the Senate.

Self storage auctions are getting swamped with attendees in recent months as popularity has grown, causing many states to look at streamlining their lien laws. Earlier this week, both Nevada and Florida legislators reviewed proposed changes to their states’ self storage lien laws. Now Tennessee has joined the ranks by introducing legislation that would lift the newspaper advertising requirement for self storage lien sales.
