Wouldn’t it be great to own a car, but have someone else take care of keeping it clean, handling breakdowns, getting oil changes and rotating the tires? Well, that’s a lot like what a self storage management company can do for the owner of a storage facility. Management companies can handle many of the operational details for a storage facility, but foremost the objective is to boost revenues.
A quality management facility offers consulting services, recruitment of staff, a competitive analysis that includes what the competition is up to, feasibility studies and overall operational expertise. It’s about handling the nuts and bolts of the business by taking away the responsibility of the day to day operations from the storage owner. Such companies also offer revenue management (including pricing, discounts and tenant rate increases), customer service, problem resolution, all aspects of human resources including recruitment, training and retention of employees, as well as marketing and image improvement. Many of these services, such as advice on unit pricing, sales, promotions and rate increases, can lead to an increase in revenue.
For storage facility owners, a management company allows them to focus on projects and plans and not have to worry about the nitty gritty of running the storage business. Some management companies offer a complete turn-key operation assuming total responsibility for the operation of the facility. If the owner does not desire a full turn-key service, he or she can customize the services offered by the management company, such as focusing on how to find and train the best self storage managers or how to increase phone, walk-in and e-mail inquiries.
