With Thoughts of Expansion, Many Self Storage Operators Look to Boat/ RV Market

Self storage operators often consider renovating or expanding space to grow their business. One avenue that more operators are now looking into is boat and RV storage. Many developers and owners are adding to their existing facilities in locations and markets where it makes sense. A popular trend in the self storage market is the addition of bigger units.

The following factors should be considered before adding boat/RV storage to your facility:

  • How many calls or visits do you receive from visitors looking for this type of storage?
  • People who can afford class-A recreational vehicles likely also have the expendable cash for storage and are less likely to be affected by the recession.
  • Can your facility act as a destination drop off/ pick up site for these vehicles?
  • Is your facility near or on the way to a body of water, campground or other popular attraction for boat/RV users?

Some large units with 12’ by 14’ doors can accommodate even the largest boats and RVs. Some units are built to be up to 50 ‘ long. The newest trend in boat and RV storage is large units with climate control and outside access. These types of units typically have a well-insulated sectional door with an automatic door opener. Solar canopies are getting a lot of attention recently as green alternatives have become more prevalent. These solar generators serve as carports for boats and RVs. The income of the entire property is enhanced based on the increase in rental income from the parked vehicles as well as solar tax credits.

Outside parking for boats and RVs is a trend that is actually disappearing. Self storage operators are discovering it is more profitable to construct a new storage building than park vehicles on an open lot. If canopies are built to protect parked vehicles, double the rent can be charged. And if completely-enclosed units are built, twice the price on canopy parking can be charged.
