Extra Space Storage recently completed an extensive expansion project for a self storage property in Minneapolis, MN at 5051 MN-7. This expansion added over 30,000 square feet of rentable space and 307 new units. Program Manager Scott Armstrong, Deal Captain Mackay Reid, and Design Lead Julio Amarillo led the project.
The expansion plan originally called for a separate multi-level building that would house the new units. However, after additional planning and consideration, the team decided that connecting the new building to the existing structure would add efficiency, allowing the elevators in the new structure to serve both buildings.
Adding a new freestanding structure to an existing building presents unique design challenges of its own, but the area’s extremely challenging terrain almost led to project cancelation on multiple occasions. The site is encumbered by a number of utility easements, grade changes, a high water table, and environmentally challenged soils. Despite having the odds stacked against them, the project team refused to concede. The team made several design changes and managed schedule delays to ensure the project’s completion.
The end result of all the hard work and collaboration is a beautiful and creative facility that includes a seamless connection of new and existing buildings, multiple exterior loading points, garaged loading for the harsh Minnesota winters, and valuable brand visibility from the nearby highway.
