Extra Space Storage recently completed a multi-phased renovation of a self storage facility in Oceanside, CA at 3901 Oceanside Blvd. The project added 4,500 square feet of rentable space by restoring units that weren’t in use due to previous water damage. John Bennet led the project as Program Manager, and Rob Burns was the Design Lead.
Although the project didn’t consist of a significant site expansion, there was an extensive list of updates that the project team tackled in four phases. First, the 64,000-square-foot RV storage lot needed new asphalt paving. But before the team could move forward with the paving, extensive soil stabilization was needed. This would prevent future cracking and ensure a much longer life for the new asphalt. The lot received new paving, striping, LED lighting, and a new wrought iron fence for greater security.
The second and most visible phase of the project was a complete store remodel. In addition to fresh branding and a modernized exterior, the interior was equipped with fresh finishes, new lighting, and improved retail space to enhance the customer experience. New customer stations were also installed that provide greater visibility to the site entrance allowing store employees to see who’s coming and going.
To mitigate any future water damage, phase three consisted of new exterior waterproofing to the existing subgrade. This would prevent water infiltration to occupied units. Finally, in phase four, the team cleaned, painted, and restored over 65 previously water-damaged units to new condition. New doors and hasps completed the restoration providing greater security for customer belongings.
By managing the project in phases, the team accomplished everything they set out to do with minimal disruption to customers and existing operations. Thank you to the project team and store leaders for making the restoration of 3901 Oceanside Blvd a success!
