Q&A With Chief Legal Officer Gwyn McNeal

Gwyn McNeal reflects on more than 20 years with Extra Space Storage, from her early work as outside counsel to major company milestones like the initial public offering and Life Storage merger. She also shares what her career has taught her about leadership, company culture, and the importance of finding your voice.

As Chief Legal Officer at Extra Space Storage, Gwyn McNeal works closely with the company's Legal Team, Executive Team, Board of Directors, and leaders across the business. McNeal first worked with Extra Space as outside counsel before the company became publicly traded and later joined the company in-house.

Over the past 21 years, McNeal has helped support major company milestones, including early acquisitions, the initial public offering, the Life Storage merger, and the company's continued growth as a public real estate investment trust. In this Q&A, McNeal reflects on the company milestones, leadership lessons, and values-driven culture that have shaped her more than 20 years with Extra Space Storage.

How did your career path lead you to Extra Space Storage?

I went to law school at the University of Southern California, then practiced law in San Diego with a large national firm for about 10 years. After that, I moved back to Utah, worked at a small startup, and then joined a real estate boutique law firm that happened to be doing work for Extra Space.

I started working with Extra Space around 2002 or 2003 as outside counsel, helping with acquisitions, loans, and other legal work. I was impressed by the people and the culture right away. Even though I was a consultant, I felt like I was treated as part of the team. When I had the opportunity to join the company, it was an easy decision.

What has kept you at Extra Space Storage for more than 20 years?

I came to Extra Space because of the people and culture, and those are still the reasons I have stayed. We are a values-driven company, and we expect our leaders to live those values.

One of the most tangible ways that shows up is in how we promote people. We do not just ask whether someone gets results or what their boss thinks. We look at how they treat their peers, how they treat the people who report to them, whether they share information, and whether they look out for the whole company rather than only themselves or their department.

Which experiences in your career influenced who you are today?

Joining the company as the legal operations attorney had a major impact on me because I worked hand-in-hand with our operations team. That role taught me the underlying business of storage, which allowed me to become a business partner and not just a lawyer.

I have also had the opportunity to work on projects that shaped Extra Space, including early acquisitions, the initial public offering, the Storage USA acquisition, and the Life Storage merger. Each one taught me something different about teamwork, risk, decision-making, and what it takes to help the company move forward.

What projects stand out from your time at Extra Space Storage?

The Life Storage merger stands out as one of the most exciting projects I have worked on. It was a $15 billion transaction in 2023, and it was complex from both a legal and business perspective. The timeline was also incredibly fast. From the first conversations with Life Storage's chair to closing the deal, the process took about four and a half months, including Securities and Exchange Commission approval and a shareholder vote. It was a short timeline for a transformational deal, and it required strong teamwork across the company.

What has been the most challenging aspect of your career?

One of the most challenging moments was visiting our Venice facility after a massive fire gutted the building. I saw firsthand the destruction of photographs, mementos, and personal objects that clearly meant a lot to our individual customers. It reminded me that the fire caused more than a financial loss for Extra Space. It also created an emotional loss for our customers.

Another challenging period was COVID, when we had to make decisions in real time about how to keep operating while considering employees, customers, investors, legal risk, communication, and human resources policies. There was not always a perfect answer. We had to assess risk, make the best decision we could, and continue moving forward.

What has been the most fulfilling aspect of your career?

Working on our Culture Guide was incredibly fulfilling. I came to Extra Space because of our culture, and I have stayed because of our culture. Helping synthesize that culture into a guide that can be referenced by current and future teammates was exciting.

Describe your most successful endeavor with Extra Space Storage.

I am proud that every member of our legal team views themselves as a problem solver rather than just a risk spotter. In the corporate world, attorneys can sometimes be known for identifying risks without helping solve them. That is not how we want to operate. By the time store managers, district managers, or department leaders come to legal, they are usually dealing with a stressful situation. Our job is to help them find a solution that works and helps protect the company. That mindset has helped our legal team earn trust from our peers.

What advice would you give to future Extra Space Storage leaders?

Try to answer the question of "why" before you ask others to follow you. If there is no compelling reason, then maybe you should be solving a different problem. I would also tell future leaders to become excellent at their jobs, understand the bigger picture, and find their voice. Companies get better when people share different opinions and look at problems from multiple angles. You may not always get the final decision you wanted, but adding your perspective can make the decision stronger.
