ONE STAR Unfortunately, this is the second time I have dealt with a large storage company in the Washington, D.C. metropolitan area where, in my experience, poor maintenance, weak oversight and dismissive management ultimately became a consumer problem. My experience at Extra Space Storage at 8501 Ardwick Ardmore Road in Landover did not begin as a billing dispute, and I think that distinction is important. The problems began with the condition and management of the facility itself. Another customer damaged a valuable 67-year-old item belonging to me and also damaged my e-bike. I reported the incident and ultimately filed a police report. During the same general period, I observed and reported other serious concerns involving customers apparently sleeping inside the facility, people congregating there for extended periods, security issues, and a general deterioration in the management and upkeep of the property. Then came the vermin. I documented live roaches and other sanitation concerns inside the facility. In my view, the condition of the property reflected a broader lack of attention to maintenance, security and customer complaints. After I raised these issues repeatedly and documented the property damage, security concerns and sanitation problems, management offered me an arrangement under which I could leave with a zero balance. To be clear: this was not presented to me because I had simply failed to pay my bill. It arose after the series of incidents and complaints described above. The situation escalated when I was presented with an incomplete “Pay-to-Vacate” document and declined to sign something that had not been fully completed or clearly explained to me. After I refused to sign it, my access to my property was restricted. I considered that retaliatory. I was actively trying to remove my belongings from the facility, yet I then found myself dealing with access restrictions, inconsistent information regarding balances, lien activity and threatened auction dates, while still attempting to move my property out. I ultimately paid $243.60 and $270.90 — a total of $514.50 — under protest in connection with regaining access to property I was already attempting to remove. Throughout this process, I preserved photographs, videos, emails, payment records and other documentation. Movers also witnessed conditions at the facility during the removal of my belongings. A formal complaint was filed with the Maryland Office of the Attorney General. What is most troubling to me is that this is now the second time I have encountered a major storage corporation where the customer appears to become the problem once the customer insists that management address legitimate concerns. Consumers entrust storage companies with furniture, business property, family belongings, irreplaceable items and sometimes decades of personal history. They should not have to tolerate unsafe conditions, neglected maintenance, poor security or the fear that speaking up will result in retaliation or an attempt to make the customer disappear rather than fix the underlying problem. A storage company should be judged by more than its advertising, office appearance or move-in specials. It should be judged by what happens when something goes wrong. In my experience, that is where this facility failed. My advice to anyone considering this location is simple: inspect everything carefully, photograph your property, keep every receipt and email, document every significant conversation, and insist that important representations be put in writing. The condition of a property often tells you a great deal about how it is managed. In this case, I believe the record speaks for itself.
