Extra Space Storage at 13753 Manchester Rd

Crystal has been an amazing employee, being super helpful and kind when we needed. She is on top of everything and very communicative with situations that involve customers.

My rent started out at $90 /mnth...they jist charged me $239 for the last month.....i would not trust this place AT ALL. If you think theyrr gonna care about your experience THINK AGAIN. I have multiple units and was about to call to set up another 2 units when I found out they've been jacking my rate every few months with no extra notice....just an email that looks the same as all my other transaction emails DESIGNED SPECIFICALLY SO YOU IGNORE IT. I'm calling it like it is this is theft. It might have a pretty pink bow on it but anyway you look at this I've been taken for hundreds - thousands of dollars. GO SOMEWHERE ELSE. TAKE THIS AS YOUR SIGN. NO RESPONSIBLE BUSINESS OWNER WOULD USE THIS COMPANY. WE'RE DONE. THEY'VE TAKEN ADVANTAGE OF OUR YOUTH ORGANIZATION FOR THE LAST TIME.

The storage itself was great, like that it is gated entry and exit. Problem was they kept raising rent. We started on a special paying $50ish for a 10 x 10, which then raised to $106 after 2 months, then $120 after we had been there a year, then this year they raised it to $170. Looking around at other storage options in our area, the average was about $130, and even though their website lists a 10 x 10 as being $135 now, they wouldnt honor that and refused to lower the $170 (also note we got no notice about the price hikes it was just suddenly on our bill). Only after we bought a new unit and scheduled out move out did someone try to offer us the discount. Beware of random price hikes.

I have not been called for 2 days attempting to speak with a district manager. Hailey the on site manager felt it necessary to call the police when asking questions regarding renting a space. St Louis Co advised that I was not the first person who she has called the police on but rather the 20th person. A customer should not be treated this way and I would like to speak with someone in management. Photo is of the police car and other photo is the countless people trying to do business after this fiasco. No one will answer the phone at this location. Update: 2/20/2026 district management called. I asked if he was going to review the audio and video and there was no response. He seemed more irritated to have to deal with the problem then to consider the fact that his manager may be running people off. The police were quite clear that Hailey has don't this often. I will be getting a copy of the reports from the police department and requesting that the situation be further escalated. If the district manager has time or cares I would suggest calling back and reevaluating the situation. The idea that he said that he has gotten two stories and that determing which store was accurate had little bearing shows he would just like the problem to go away. I would strongly suggest you watch the video. I will be requesting the police camera footage as well as the call to the police to see what was said.
