We began renting a unit in November 2022. What originally attracted us to Extra Space was the location, climate controlled units, month by month rentals, and reviews. The first few months were great, until we received notice that our monthly rate went up exponentially (I think about $100 more) and then again a few months later. We were informed that the price increases were based on availability and current rates. To verify this, we had a family member call the call center to "inquire" about how much their normal rate would be for the same unit type and size, excluding any promotions. The rate they provided was half what we were paying. This manipulation tactic, to lure people to use the company, then drastically raise the rate months later knowing that most people don't have the time or resources to move their stuff, so people settle with the insane rates. That being said, the rates were the ONLY problem we had. Amy, the property manager at this location is fantastic. Our unit and the hallway was always clean, well maintained, and free of odors. About 4ish months ago, they discovered that three nearby units had food in them. We found a couple of dead mice on our sticky pest traps, but no damage. We called Amy to inquire, and she said they were already on it, not only clearing out those units but maintaining mice maintenance in addition to their pest control on a more frequent basis to eliminate them. She was also very accommodating to our move out date, as we were renovating our new house and weren't sure on the timeline. I would recommend Extra Space Brooksville if your budget is not a concern.
