EXTRA SPACE STORAGE ENGAGES IN PREDATORY PRICING PRACTICES THAT PUNISH LONG-TERM CUSTOMERS. I have rented with Extra Space for three years. My rate started at $92, rose to $142, and they previously attempted to raise it to $202. Now they are raising it again to $222 per month. At the same time, the same size 10×10 units are being offered for approximately $112 in-store, with a $66 promotional rate. When I raised this disparity with manager Lynn Blevins, she told me the lower rates are for new customers because they “haven’t been here as long as you have.” That says everything customers need to know about this company’s pricing strategy: the longer you stay, the more they believe they can charge you because moving your belongings is inconvenient. I previously complained about these increases, and Extra Space publicly responded that they “take your concerns seriously.” In my experience, that statement is meaningless. Their response directs customers back to the same store and the same management that already refused to resolve the issue. There is no meaningful escalation and no meaningful accountability. Their district manager previously told me they could get more for my unit from someone “off the street” and warned me that when my rate went up again, they would not negotiate. They have now followed through on that threat. I am filing complaints with the Better Business Bureau and the North Carolina Attorney General. Do not be fooled by the introductory rate. Based on my experience, Extra Space uses low rates to get customers moved in and then subjects long-term customers to steep repeated increases once moving out becomes difficult and expensive.
We regret to learn about your pricing concerns and communication issues during your three years with Extra Space Storage. We understand your frustration regarding the rate increases from $92 to $142, and the subsequent notice of increase to $202 per month. We also apologize for the difficulty you experienced in reaching management at the facility over the two-week period before the increase took effect, despite your multiple attempts to contact us through messages and return calls during business hours. We take your concerns about the $80 withdrawal and the interactions with managers Lynn Blevins and Dean Henderson seriously. Please contact us at (704) 405-3946 to discuss your account and these specific issues you've raised.
